The estate market north of Santa Monica Boulevard is its own universe, but the city was always built with a more attainable southern half. That's typically where we start buyers who want in.

In practice, the value driver is street, lot, and what's around you, a great block in 90212 can out-live a mediocre one in 90210 every day of the week, and all three zips share the same city services and school district.
