Agoura Hills is the last town before the Santa Monica Mountains take over. Ladyface mountain anchors the skyline from almost every street, Cheeseboro Canyon and the Paramount Ranch area put real wilderness minutes from your driveway, and Malibou Lake hides just over the ridge. It's real. Old Agoura has equestrian zoning, horse trails in place of sidewalks, dirt shoulders, and a community that actively defends that character at every planning meeting. If you want land, animals, and direct trail access to Cheeseboro Canyon without leaving the Las Virgenes school district, there's nothing else quite like it in the area, which is exactly why those properties trade slowly and quietly.

Same school-district quality as Calabasas (literally the same district), generally softer pricing, fewer gates, more dirt under the fingernails. Westlake is polish and lake; Calabasas is gates and profile; Agoura is trailheads, horses, and a beer on a patio under Ladyface. Buyers who pick Agoura usually do it on purpose, it's a lifestyle vote, not a consolation prize.

Honest answer: the 101 runs straight through town, and some pockets carry real freeway noise, walk the street at rush hour before you write. Summers run hot compared to the coast, even with the beach 30 minutes down Kanan. And walkable retail is limited, beyond Whizin and the Kanan centers, daily life happens by car.
