Calabasas 91302 Market Update, October 2026: Prices Up 32%, Days on Market Up Too, Plus Bouchon's Pumpkin Pots de Crème

Aerial view of Calabasas Lake and the surrounding homes in Calabasas, California

Here's a piece of trivia most people in 91302 don't know: the most popular story behind the name Calabasas traces it to calabaza, the Spanish word for pumpkin or gourd. So this month The Chef Realtor Journal leans all the way in.

First, the pumpkin pot de crème we made at Bouchon Beverly Hills, cut down from a 60 portion restaurant batch to six ramekins, in grams and in cups. Then the part you actually opened this for: what homes in 91302 sold for as of late summer 2026, why two of those numbers look like they contradict each other, and the FAIR Plan rate hike that landed October 15. After that, every opening, closing and construction update worth knowing in Calabasas this fall. Born and raised in Calabasas, so this is the version you'd get across the table, not the brochure.

Let's eat first.

Pumpkin Pots de Crème, from the Bouchon archive

Silky, spiced, baked in a water bath. It's everything pumpkin pie wishes it was, without the soggy crust. Make them the day before and they're better for it.

  • Makes: 6 ramekins
  • Active: 20 minutes
  • Bake: 35 to 45 minutes
  • Chill: 4 hours or more

Ingredients

IngredientGramsHome measure
The spiced cream
Heavy cream400 g1⅔ cups
Whole milk100 gscant ½ cup
Granulated sugar (first half)38 g3 tbsp
Dark brown sugar, packed25 g2 tbsp
Molasses3 g½ tsp
Ground cinnamon1.7 gscant ¾ tsp
Whole nutmeg, freshly grated¼ nutabout ½ tsp grated
Ground cloves0.6 g¼ tsp
Fine sea saltpinch⅛ tsp
Pumpkin purée (canned is fine, not pie filling)115 gscant ½ cup
The yolks
Egg yolks80 g4 to 5 large yolks
Granulated sugar (second half)37 g3 tbsp

Grams are the Bouchon card scaled exactly 1:12. Cups and spoons are rounded for home cooks. Got a scale? Use the grams. Yolk sizes vary, so weighing them is the single biggest upgrade you can make here.

Method

  1. Infuse. In a saucepan, combine the cream, milk, the first 38 g of sugar, brown sugar, molasses, cinnamon, nutmeg, cloves and salt. Bring just to a boil, then pull it off the heat.
  2. Add the pumpkin. Whisk in the purée, cover, and let it steep until it's just warm, about 20 minutes. This is where the spice actually gets into the cream.
  3. Temper. Whisk the yolks with the remaining 37 g of sugar. Slowly stream in the pumpkin cream while whisking. Slow is the whole trick: dump it in and you've made sweet scrambled eggs.
  4. Strain. Pour everything through a fine mesh strainer. Don't skip it. That's the difference between "homemade" and "restaurant."
  5. Bake in a water bath. Heat the oven to 300°F / 150°C. Divide the custard among six 4 oz ramekins set in a baking dish. Pour hot tap water into the dish halfway up the ramekins, cover the whole dish with foil, and bake 35 to 45 minutes. They're done when the edges are set and the center still wobbles like Jell-O. If you have a probe thermometer, pull them at 179°F / 82°C.
  6. Chill. Cool on the counter 30 minutes, then refrigerate at least 4 hours, ideally overnight. Top with lightly sweetened whipped cream and a few toasted pepitas right before serving.

From the line

  • How we did it at Bouchon: the original card makes roughly 9.7 kilos of custard. That's 4,800 grams of cream and almost a kilo of egg yolks in one batch. We steamed them at exactly 191°F until the center hit 179°F, which took 38 minutes every time. Your oven and a pan of water get you 95% of the way there.
  • What "pot de crème" means: literally "pot of cream." The French served these in small lidded porcelain pots, and the dish is basically crème brûlée without the sugar crust. Less work, same payoff.
  • Why molasses? Half a teaspoon doesn't make it taste like molasses. It makes it taste like a deeper, darker version of pumpkin. That's what a chef calls building flavor.
  • The canned pumpkin secret: most canned "pumpkin" in the U.S. is made from a tan skinned squash closer to butternut than to a jack-o'-lantern. It's denser and sweeter than carving pumpkins, which is exactly why it works here. Save the big ones for the porch.

Calabasas 91302 market update: prices up, patience required

The numbers below are for ZIP 91302 as of August 2026 (Redfin, three months ending August 2026). Active inventory is as of October 7, 2026.

Stat91302Change
Median sale price$2.15M+31.8% year over year
Price per square foot$633−10.7% year over year
Median days on market69was 59 a year ago
Homes for sale189as of October 7, 2026

Read those first two numbers together, because they look like they contradict each other. The median sale price jumped almost 32% while price per square foot fell almost 11%. That is not prices collapsing. It is most likely a mix shift: more of the bigger homes in 91302 closed this summer, which drags the median up and the per foot number down.

The part that matters for you is time. As of late summer 2026, homes were taking about 69 days to sell versus 59 a year earlier, and the average home was closing roughly 3% under its list price. Buyers have room to negotiate. Sellers who price like it's 2022 are the ones sitting.

Selling this winter? The first two weeks decide everything. Price it right on day one and you won't be the listing everyone watches drop three times. If you want the comps that actually compare to your house, not the ZIP average, that's what the home value request on this site is for.
