No, and this surprises people. South of Wilshire, condos and duplexes deliver the address, the city services, and the school district at prices that look reasonable next to comparable Westside neighborhoods. The estate market north of Santa Monica Boulevard is its own universe, but the city was always built with a more attainable southern half. That's typically where we start buyers who want in.

On paper, 90210 carries the premium. In practice, the value driver is street, lot, and what's around you, a great block in 90212 can out-live a mediocre one in 90210 every day of the week, and all three zips share the same city services and school district. We'd rather put you on the best street you can afford than the most famous envelope.

Honest answer: the price of entry is real at every tier, and much of the housing stock is older than the brand suggests, plenty of homes here need meaningful renovation behind a beautiful facade, so budget for it going in. The tourist corridors around Rodeo and the Golden Triangle stay busy, though the residential streets a few blocks away are remarkably calm. And value here is driven by land and street more than by the house itself, which is great news when you buy right, and expensive news when you don't.
